What Happens When I Apply?

The application process helps us get to know you better to see if we would have a good residential partnership.

When you apply with us, we will be looking at your credit, criminal and rental history.  Once that has been received and processed, a third party makes a decision about your approval and what the associated deposit amount would be.

Your residential references play an important roll in the process too, so make sure their information is included in your application.

After you have applied, we will check your rental history and tell you what deposit to expect.  When you decide to live with us , we will send you an electronic link that you can sign with the click of a button.

What Do I Owe Once Accepted?

Before Move-In you will need to pay:

  • The deposit amounts on your lease

  • $150 Admin Fee

  • The prorated amount of rent for the 1st month.*

* If your move-in date is after the 20th of the month, the prorated amount of the first month will have to be included with the full amount of rent for the following month.

Deposits

Deposits will range from $100 on up.  All the levels are dependent on your application score and the levels are:

  • $100

  • Half-of-a-Month's Rent

  • Whole Month's Rent

  • Two Months' Rent

It is our goal at Blue Leaf Properties to make sure you get your entire deposit back at the end of your stay.  We will always work with you so you can get the full amount back.

Pets

Pets are be an important part of everyone's life.  We want to honor that, but we also know their is added responsibility and costs when you have a pet.  Most of our units allow small pets and require an additional $15 per month per pet added to your rent.  Additionally, there is a $300 non-refundable one-time pet fee.

While we love all animals we also recognize that some people do not.  We ask that if you have a pet that wants to live with you, you will want to have them on a leash when outside your apartment, and you must pick up after them.

Any animals that are not on your lease will cause a $400 unauthorized pet fee to be added to your account immediately for each occurrence.

Finally, there are certain animal breeds that are not allowed.  You may inquire more about this in person.

How do I Pay?

Then you can get your online portal account set up to pay your deposit, a one time admin fee, and rent in various ways.  You can pay the following ways:

 

  • ACH (free)

  • Credit/Debit Card (5% fee to credit card company)

  • Cash at CVS ($3.99 fee to CVS)

  • Mail in a check ($5  handling fee)

  • Mail in a Money Order (Money order fee + $5 handling fee)
